What Is a Pre-Move-In Inspection

An independent assessment of every aircon unit in the property — tested under load, not just powered on. Each unit is checked for cooling performance, drainage, airflow, electrical connections, noise, refrigerant levels, and physical condition. You receive a written report at the end.

What We Check

Seven areas assessed on every unit. Faults in any one of these can be missed on a standard walkthrough.

  • Cooling performance

    Temperature differential, consistency across rooms, and response time under sustained operation.

  • Drainage

    Condensate flow, drain pan condition, slope, and discharge path. Blocked drains are a common inherited fault.

  • Airflow

    Filter condition, coil state, blower output, and duct integrity for ducted or cassette systems.

  • Electrical connections

    Wiring condition, isolator switch function, and breaker rating against unit load.

  • Noise

    Abnormal sounds from indoor and outdoor units — early indicators of bearing wear, loose components, or refrigerant faults.

  • Refrigerant levels

    Pressure readings and leak indicators. Low refrigerant on a new system is a developer defect, not a usage issue.

  • Physical condition

    Corrosion, mounting integrity, insulation state, and visible damage on indoor and outdoor units.

When a Pre-Move-In Inspection Is Not the Right Call

An inspection documents condition — it is not maintenance, and it is not fault repair.

  • Unit is working fine and just due for a clean

  • You already know what is wrong and want it fixed
