Aircon Pre-Move-In Inspection in Singapore
An aircon inspection before move-in reveals what you are inheriting. For new condos still within the DLP window, it catches defects while the developer is still responsible.
What Is a Pre-Move-In Inspection
An independent assessment of every aircon unit in the property — tested under load, not just powered on. Each unit is checked for cooling performance, drainage, airflow, electrical connections, noise, refrigerant levels, and physical condition. You receive a written report at the end.
What We Check
Seven areas assessed on every unit. Faults in any one of these can be missed on a standard walkthrough.
Cooling performance
Temperature differential, consistency across rooms, and response time under sustained operation.
Drainage
Condensate flow, drain pan condition, slope, and discharge path. Blocked drains are a common inherited fault.
Electrical connections
Wiring condition, isolator switch function, and breaker rating against unit load.
Noise
Abnormal sounds from indoor and outdoor units — early indicators of bearing wear, loose components, or refrigerant faults.
Refrigerant levels
Pressure readings and leak indicators. Low refrigerant on a new system is a developer defect, not a usage issue.
Physical condition
Corrosion, mounting integrity, insulation state, and visible damage on indoor and outdoor units.
How It Works
From booking to written report — what to expect during the visit.
- 01
Book with unit details
Tell us the number of units, system type, and whether you are within a DLP window, pre-tenancy, or purchasing resale. This lets us prepare the right tools and documentation.
- 02
Full condition assessment
Each unit tested under load — not just switched on. We run through all seven check areas systematically and note anything that is not within normal operating parameters.
- 03
Written report issued
Condition findings for every unit, what needs attention, and recommended next steps. For DLP properties, the report is formatted to support defect claims.
- 04
Follow-up work quoted separately
If servicing or repairs are needed, we quote them independently. You decide what to action — the inspection is complete regardless.
Benefits of a Pre-Move-In Inspection
The visit ends with documentation — not just a verbal opinion.
Defects documented before the DLP window closes
for new condos, a written report gives you the basis to claim developer rectification while the 12-month window is still open.
Baseline established for tenancy
condition report protects tenants and landlords from disputed claims about pre-existing faults when the lease ends.
Faults caught that a walkthrough misses
cooling capacity, drainage, and refrigerant issues only show under sustained operation, not a brief demo.
Follow-up work scoped before you commit
if servicing or repair is needed, you get a clear quote to decide on before moving in, not after.
When to Book a Pre-Move-In Inspection
The timing depends on your situation. Each scenario has different stakes.
New condo within the DLP window
book as early as practical after key collection. The 12-month clock starts at collection, not at move-in. Catching defects early gives time to report and follow up with the developer.
Resale purchase
the aircon is part of what you are buying. An inspection before handover reveals whether you are inheriting a working system or a maintenance backlog.
Tenant move-in
document the condition before your lease starts. A baseline report protects you if faults surface later and there is a dispute about when they started.
Landlord pre-tenancy
verify the system is in good order before handing over. Proactive fixes are cheaper than emergency callouts after a tenant complains on day one.
When a Pre-Move-In Inspection Is Not the Right Call
An inspection documents condition — it is not maintenance, and it is not fault repair.
Unit is working fine and just due for a clean
book general servicing instead. An inspection is not needed if the system is healthy and you just want it maintained.
You already know what is wrong and want it fixed
go straight to the relevant repair page. An inspection report will not change the repair scope if the fault is already known.
Property is in active renovation
test after the dust settles. Running units during hacking and ceiling work risks clogging filters and contaminating coils.
Commercial VRV or VRF systems
multi-zone commercial setups require separate scoping due to scale, access, and controller complexity.
