Outdoor unit (condenser) servicing

Condenser cleaning. Steam wash, jet wash, or chemical jet wash, matched to how clogged the fins are. We’ll assess first, then confirm whether this is the right scope before you book.

What outdoor unit servicing covers

Your outdoor condenser is where the system dumps heat. When the fins clog with dust, leaves, or grime, heat transfer drops and the indoor unit works harder, even if the indoor side was just serviced. We pick the wash level, steam, jet, or chemical jet, once we see how dirty the fins are. Common situations where it fits:

  • Reduced cooling after indoor servicing

If the indoor unit was just cleaned and cooling's still weak, the outdoor condenser's the likely bottleneck.

  • Higher electricity bills without a change in usage

The compressor runs longer when the condenser can't reject heat efficiently.

  • Overheating shutdowns

The unit trips on high-pressure protection when fins are severely blocked.

When outdoor unit servicing isn't suitable

A condenser wash restores heat rejection, but some problems start elsewhere in the system.

  • Indoor unit is the source

Dirty evaporator coil or blocked drain on the indoor side needs indoor servicing, not an outdoor wash.

  • Low refrigerant

Weak cooling despite clean condenser fins points to a leak in the refrigerant circuit.

  • Compressor fault

If the unit shuts down or cycles rapidly even after a wash, that's a mechanical or electrical problem.

What you get

Better heat rejection and a clearer fault direction.

  • Restored heat rejection

Fins cleared so the compressor isn't fighting blocked airflow.

  • Reduced compressor strain

Clogged fins make the compressor run harder and longer. We get them clear.

  • Noise sources and fin damage noted

We check vibration mounts, fan blade condition, and loose panels at every visit.

How an outdoor unit servicing visit works

From your message to a condenser rejecting heat again, here is what happens on the day.

  1. You tell us what's going on

The symptom (weak cooling after an indoor service, higher bills, overheating shutdowns) and where the unit sits, ledge, balcony, or exposed wall.

  2. We check the fins

On arrival we look at how clogged the condenser fins actually are.

  3. We pick the wash level

Steam for light or sheltered units, jet wash for compacted dirt, chemical jet wash for heavy buildup. We tell you which before starting.

  4. We wash the condenser

We clear the fins so the unit can reject heat again, with the technique to avoid bending them.

  5. We inspect and confirm

We check fin straightness, fan blade condition, and valve seals, flag any damage, and confirm heat rejection is back.

How we wash the condenser

We pick the wash level on arrival, based on condenser fin condition.

  • Steam wash

Loosens and clears surface dust without high pressure. Right for units cleaned within 12 months or in sheltered positions.

  • Jet wash

Pressurised water clears compacted dirt from the fin gaps. Right for units exposed to road dust, construction, or tree cover.

  • Chemical jet wash

Chemical solution breaks down compacted grime before a high-pressure rinse. Right for heavy buildup or units not washed in over 18 months.

  • Fin and fan inspection

We check fin straightness, condenser fan blade condition, and service valve seals during the wash. Damage or wear gets flagged separately.

Workmanship warranty

30-day workmanship warranty. If the condenser we washed doesn't reject heat as it should, or a problem traces back to the work we did, we come back and the labour is on us, with no second call-out fee.

Frequently asked questions about aircon outdoor unit servicing in Singapore

Is outdoor unit servicing included in general servicing?
No, it's a separate service. Include it if the unit hasn't been cleaned in over 12 months, or if cooling is still weak after an indoor service.
Can I wash the outdoor unit myself?
A light hose rinse removes surface dust but doesn't reach compacted grime inside the fin gaps. Pressurised washing or chemical treatment needs the right equipment and technique to avoid bending the fins.
Do you need access inside my home for outdoor servicing?
Usually not. If the unit is on a ledge accessed through a window, or if we need to test cooling after the wash, we'll ask for brief indoor access.
How often should I wash the outdoor unit?
Sheltered ledge units, every 12 to 18 months. Open balcony or exposed wall, every 9 to 12 months. Near trees, road dust, or construction, every 6 to 9 months.
