What we were told
Cooling had been getting weaker across two hot seasons, worse on still afternoons. The outdoor unit sits on the seaward ledge of the block with no shelter. A contractor looked at both ends and quoted one overhaul price to cover everything. No tripping, no fault shown, just steadily less cold air each season.
What we checked
A single price for indoor and outdoor work usually means neither was assessed separately. We treated them as two different questions. Indoor fins were checked for what a wash could lift, and the outdoor coil was checked for whether the metal was still sound. The two answers came back different, which is the whole point of this case.
Indoor fins carried an even dust and salt haze that brushed loose and left bright metal underneath.
Outdoor fins were chalky white at the edges, and a light press left them folded rather than springing back.
Sections of the outdoor fin pack had lifted clear of the tube, so air passed through without touching the metal.
What we found
Salt carried inland on sea air settles on both coils, but only the outdoor one stays wet with rain and dew. That combination corrodes aluminium fin against copper tube, and the fin loses thickness until it flakes and separates. Indoors the same salt lands dry and stays as a surface haze, which washes off. So the indoor side had a cleaning problem and the outdoor side had a metal problem, and one price could not answer both.
What fixed it
We chemically washed the indoor coil and pan, which was worth doing and did lift part of the loss. Then we set out the outdoor position plainly. A wash there would clear the loose scale and buy a little airflow back, but the missing fin area does not return. Replacing the outdoor coil, or the outdoor unit, is the only route to full capacity on that side.
