Aircon pre-move-in inspection

An independent condition check before you move in. Know what you're inheriting before the keys are yours. We’ll assess first, then confirm whether this is the right scope before you book.

What a move-in condition check covers

A move-in check documents the aircon condition before you take possession: every unit tested under load, drainage checked, electrical confirmed, and findings written up. It's the right call collecting condo keys (especially inside the DLP window), buying resale, or starting a tenancy, when you don't want to inherit someone else's maintenance backlog. Common situations where a move-in check fits:

  • New condo within the DLP window

Check early after key collection so defects get reported while the developer's still responsible.

  • Resale purchase before handover

Know whether the aircon's working, or whether you're inheriting a maintenance backlog.

  • Tenant move-in

Document baseline condition before the lease starts, so pre-existing faults stay clear later.

When a move-in check isn't suitable

If you already know what needs doing, skip the report and go straight to the direct service path.

  • Unit is working fine and just due for a clean

General servicing is the better starting point.

  • You already know what's wrong and want it fixed

Go straight to the relevant repair path. A condition report won't change a confirmed repair scope.

  • Property is still in active renovation

Test after dust and ceiling work settles. New contamination otherwise masks the real condition.

What you get

Documentation, not just a verbal opinion.

  • Condition documented before handover

Useful for DLP defect claims, resale decisions, or tenancy records.

  • Faults caught beyond a walkthrough

Cooling, drainage, and refrigerant issues usually only show under sustained operation.

  • Follow-up work kept separate

If servicing or repair is needed, we quote it separately so the inspection stays independent.

How a move-in check works

From booking to a written report. Follow-up work is quoted on its own, so the inspection stays independent.

  1. You tell us the basics

The number of units, the system type, and whether this is a DLP check, a resale purchase, or a tenancy.

  2. We test every unit under load

Each unit run under sustained operation, not just switched on, with cooling, drainage, airflow, electrical, and refrigerant checked.

  3. We issue a written report

The condition findings documented in writing, useful for DLP claims, resale decisions, or tenancy records.

  4. Follow-up work is quoted separately

If anything needs servicing or repair, we quote it on its own so the inspection stays independent.

What we check before handover

We test every unit under load, not just switch it on during a walkthrough.

  • Cooling performance

Temperature differential, consistency across rooms, and response time under sustained operation.

  • Drainage

Condensate flow, drain pan condition, slope, and discharge path.

  • Airflow

Filter condition, coil state, blower output, and duct integrity for ducted or cassette systems.

  • Electrical connections

Wiring condition, isolator switch function, and breaker rating against unit load.

  • Refrigerant indicators

Pressure readings and visible leak indicators where relevant.

  • Noise and physical condition

Abnormal sounds, corrosion, mounting integrity, insulation state, and visible damage.

Frequently asked questions about aircon pre-move-in inspection in Singapore

How much does a pre-move-in inspection cost?
Quoted per job based on the number of units and system type. Send us your details and we'll give you a price before booking.
Do I get a written report?
Yes. You get a condition report documenting what we checked, what we found, and any recommended actions. Useful for DLP claims, lease documentation, or your own records.
Can you service the units at the same time as the inspection?
Inspect first, then decide on servicing. Combining them risks masking issues that should be documented before cleaning, especially during the DLP window where developer liability depends on the pre-servicing condition.
How early should I book after key collection?
As early as practical. The DLP clock starts at key collection, not move-in. Booking within the first few months gives you time to report defects and follow up with the developer before the 12-month window closes.
