What else produces this
Open ceilings are an advantage worth using while they last. Each pipe run gets held under test on its own before any unit is looked at, because the runs set the cost of a house-wide job and the equipment does not. Copper that passes can carry a new system without being disturbed, and copper that fails has to come out while access is free.

Why it happens
Copper buried inside a building is protected from almost everything that ages equipment. It sees no sun, no salt spray and no weather, so it commonly outlasts two generations of units. Where it does fail, it fails at the point it leaves that protection, which is the wall crossing. Equipment ages by exposure instead, which is why a west-facing pair can be finished while a shaded pair is barely worn.
What resolution involves
Two upstairs systems and one pipe run, with the other three runs flushed, retested after the new units go on, and kept. That takes the wall and ceiling work almost entirely out of the job. Timing is the part that cannot be recovered later: the same tests after the ceilings close cost several times more and are usually declined, which is how sound copper ends up replaced on principle.
How to tell it worked
Each run held separately, not the system as a whole. A house-wide pressure test that passes tells you nothing about which run to keep, and one that fails condemns three sound runs along with the bad one.
Before you approve a quote
The copper usually outlives the equipment it serves
- Ask for each pipe run to be tested on its own. A single system-wide test cannot tell you which run failed.
- Buried copper sees no weather. Where it fails, it fails at the point it leaves the building.
- Test pipework while ceilings are open. The same test later costs several times more and usually gets skipped.
