Partial replacement in a landed home: the copper decided it
A renovation opened the ceilings, and with them the question of what to do about four ageing systems. Replacing all of them was on the table. What the buried copper could take decided how much of that was necessary.

What we were told
The house was mid-renovation with ceilings open on two floors. Cooling in the upstairs bedrooms had been weak for a couple of seasons, while the ground floor still held temperature. The builder wanted a decision on the cooling before the ceilings closed, and the scope on paper covered the whole house.
What we checked
The open ceilings were an advantage worth using. We tested each pipe run on its own before looking at a single unit, because the runs are what set the cost of a house-wide job. Equipment can be swapped in a day. Copper buried in a wall cannot. Each run was held under test, then the reachable lengths were checked for wall thinning and joint condition.
Three of the four pipe runs held test pressure without loss and showed clean, full-thickness copper at every point opened.
The fourth run had a corroded section where it passed through an outside wall, and it would not hold.
Both upstairs outdoor units had heavy coil corrosion and weak output. The two downstairs units still cooled to their original range.
What we found
The copper was in better shape than the equipment it served. Three runs were sound and could carry a new system without being disturbed. The fourth had thinned where it crossed an outside wall and had to come out. On the units, age had landed unevenly. The upstairs pair sat in full afternoon sun and were finished. The downstairs pair sat shaded and had years left in them.
What fixed it
We cut the scope to the two upstairs systems and one pipe run. The other three runs were flushed, tested again after the new units went on, and kept. That took the wall and ceiling work almost entirely out of the job, which is where most of the money sits in a house this size. The downstairs systems stay in service and get reviewed when output starts to drop.
Outcome
Upstairs cooling was back before the ceilings closed. Two systems went in, one run was renewed, and the other three carried on untouched.
What this case teaches us
Old copper is not automatically scrap
- Buried pipe can outlive the equipment it feeds. It should be tested before it is written off, not assumed dead because the units are old.
- Reusing a sound run saves the wall and ceiling work, which is often the biggest line in a house-wide job.
- Some runs will fail the test and some will pass. A quote that treats them all the same has not looked at them.
