Chemical wash vs overhaul: what actually gets removed

Two quotes can carry the same word and describe two different jobs. The line between a wash and an overhaul is not chemistry or care. It is how much of the unit comes apart before anything is cleaned.

A chemical wash is done with the unit still on the wall. The front cover comes off and the filters come out. A cleaning solution is then worked in from the front, reaching the coil face, the mouth of the blower and the tray beneath. A catch bag hangs under the unit to hold the runoff. Everything is rinsed through and the cover goes back on.

An overhaul starts by taking that unit down. The power is isolated, the drain and the pipe connections are freed, and the body is lifted off its bracket. The casing then splits. The drain tray comes away and the blower drum is drawn out of its housing. Each part is cleaned on its own, laid out on a sheet or carried to a wash point.

The chemistry is usually the same in both jobs. Both draw on the same class of coil solution, and both aim to strip a surface back to bare metal. What changes is whether that surface has to be reached through a gap, or can be picked up and turned over.

That single difference decides everything else. Access decides which surfaces actually get treated, which is why one solution produces two different results. Price follows the same line, because taking a unit down and putting it back is where the added labour sits.

The outdoor unit sits outside both terms. Its coil is washed where it stands in almost every case, whichever word the quote uses. So a quote that says wash or overhaul is describing indoor scope, and any outdoor work is a separate line on the same page.

What taking the unit down actually buys

Removal buys access to three surfaces, and the coil face is not one of them. The face is the part a wash already reaches well, because it is flat, open and pointing straight at the room. Paying to bring a unit down for the sake of the front of the coil buys nothing.

The blower drum gains the most. It is a cylinder of narrow curved vanes, packed close together and spinning inside a housing tucked behind the coil. With the unit hanging, only the arc facing the outlet is exposed, and the drum turns by hand no further than the housing allows. Solution sprayed into that opening wets the vane edges and drains away before it soaks the roots. Lifted out, the drum becomes an object that can be held, soaked and brushed on every face.

The drain tray hides its worst part underneath. From the front, the inside of the tray can be seen and scrubbed without much trouble. The underside, and the throat where the outlet leaves it, sit hard against the mounting. Silt in that throat is what narrows the flow, and it stays out of reach until the tray is detached and turned over.

The back of the coil is the third gain. On the wall, solution has to travel from the front through the full depth of the fins, which drives loosened material further in before it finally comes out. Off the wall, the coil can be flushed from behind, so the deposit leaves the way it arrived rather than being pushed through.

A strip-down also shows what a closed unit hides. With the body open and the drum out, cracked tray corners, corroded joints and a bearing gone rough are all visible without any extra work. That is not a reason to book one. It is a fair reason to expect a report afterwards, and to ask for it if none arrives.

How do you tell which one a quote is offering?

Ask what leaves the wall, not what the job is called. The indoor unit either comes down or it does not. The blower drum either comes out or it does not. Two yeses is an overhaul. Two noes is a wash. The word printed on the invoice changes neither answer.

The terms are not standardised anywhere. No trade body defines them, so each company sets its own usage, and both usages are honest inside their own price list. One firm's chemical wash is another firm's chemical service. One firm's overhaul is another firm's full chemical wash. The vocabulary spread through the market well ahead of any agreed meaning.

Trouble shows up at the comparison rather than at the quote. Two prices under the same word look like a straight cost difference, and picking the lower one is a reasonable move. If one price covers a strip-down and the other covers work done on the bracket, the words matched and the jobs never did. Nothing was misdescribed. The scope simply went unstated on both sides.

Get the answer written onto the quote. This is not a suspicion exercise, and it does not need a difficult conversation. A line confirming that the indoor unit is removed and the blower comes out settles what both sides expected, before anyone is standing in the flat with a ladder.

The tier in the middle with no name

A large part of the market works between the two definitions. The body stays on its bracket, but the drain tray and the blower drum are pulled out and cleaned as separate parts. That covers most of what a full strip-down covers, without disconnecting the unit or refitting it afterwards.

This tier is priced between the two and named after whichever end the company leans towards. Nothing is wrong with it, and on plenty of units it is the sensible answer. It is another argument for asking about parts instead of labels, because no single word picks it out reliably.

What condition earns the strip-down

Scope should follow where the deposit sits, not how bad the room feels. A unit can cool badly with everything wrong sitting on the coil face, and a wash handles that completely. A unit can also smell strongly with a fair-looking coil and a loaded drum, and a wash will not settle that at all. The symptom does not locate the material. Somebody has to open the unit and look.

Five findings genuinely point past a wash. Each one places the deposit somewhere the front of the unit does not open onto.

Every item on that list is something seen rather than something reasoned. Ask what was on the drum and what was in the tray. Anyone who actually had the unit apart answers in a sentence. A technician who has not will reach for the age of the unit or the state of the filters, and neither of those locates anything.

  • A properly done wash that did not hold. The coil face came up clean, and the smell or the weak flow returned soon after. Whatever is producing it sits behind the face, which is exactly where a wash stops.
  • Dark streaking on the blower drum. Open the flap, shine a torch up into the outlet, and look along the vanes. Streaks running their length mean growth on the surface that in-place cleaning treats worst.
  • Grease bound through the layer. A unit sited where cooking oil reaches it holds a deposit that a rinse will not release. It needs the surface presented to the solution and held there, and that means the part has to come out.
  • Fine building dust that set inside the casing. Renovation dust travels much further through a flat than people expect. It packs into the vane roots and the casing corners, hardens, and shrugs off anything aimed from the front.
  • Water backing up with the drain line proven clear. If the pipe runs free and the tray still overflows, the silt is sitting in the tray throat. That is on the removal side of the line.

When an overhaul is labour you did not need

Most of what separates the two prices is handling, not chemistry. Isolating the unit, freeing the connections, bringing it down, stripping it, cleaning part by part, refitting and testing is where the added cost lives. The solution itself is close to the cheapest thing in either job.

So the extra spend only earns its place when the deposit is somewhere a wash cannot go. Take a unit carrying a light uniform layer over the coil face, with a drum that is dusty rather than coated. Both jobs lift the same material off it, and both leave it in the same condition. The difference bought handling, and the handling changed nothing about the result.

Surface-only fouling has a signature worth recognising. Cooling has drifted down slowly with no smell attached to it. The face of the coil is loaded evenly rather than caked in patches. The tray is dusty and water still runs out of it. Nothing has been deep cleaned recently and failed. Under that pattern a wash is the right first move, and how the unit behaves afterwards says whether anything more was warranted.

Push back on a strip-down proposed with nothing behind it. Two versions come up often enough to name. The first is an overhaul recommended for a unit that has never had a proper wash, where the cheaper job has not been tried and would very likely work. The second is an overhaul argued from the age of the unit alone, which is a separate question and not a finding about deposit at all.

The opposite mistake costs more and gets caught less often. Where the material is in the drum and the tray, repeat washes each buy a short improvement and then hand the complaint straight back. Two of those together cost more than the strip-down that would have ended it, and the unit underperforms throughout. A wash that has already failed once is evidence. Running it again is not a plan.

On an unfamiliar unit the wash is the cheaper test as well as the cheaper job. It clears everything on the reachable surfaces, which either resolves the complaint or narrows what remains to the surfaces it could not touch. That sequence is sound, and it is worth defending against pressure in either direction.

The strip-down carries a failure mode a wash does not

Taking a unit off the wall means putting it back. The drain connection is broken and re-made, the pipe insulation is disturbed, and the electrical terminations come apart and go together again. Done properly, none of that matters. Done in a hurry, it shows. A unit that never leaked can start dripping at the drain joint, and a casing that does not seat lets air slip past the coil instead of through it.

This is worth holding on to when a new symptom appears after the work. A drip that starts after an overhaul is a refitting question before it is a cleaning one, and it is answered by re-seating a connection rather than by washing anything again. It is also a plain argument for buying the deeper scope on evidence, instead of treating it as the better version of a wash.
