What Ducted Servicing Covers
Servicing for ducted systems concealed above the ceiling. We match general servicing or chemical jet wash to what the coil and access actually need. Common situations where ducted servicing fits:
Unit due for routine maintenance
General servicing every 3 to 6 months, depending on usage and zone load.
Uneven cooling across zones
A dirty coil, blocked blower, or loose duct connection chokes distribution to specific areas.
Ceiling staining near the discharge grille
Condensate's backing up, not necessarily a structural leak.
When to Start Elsewhere
Servicing clears dirt and drainage. It won't fix mechanical faults, and it can't reach units with no access point.
Fully concealed unit with no service panel
Access has to be established first. We assess on-site before any work begins.
Not cooling despite a clean system
Likely a refrigerant or compressor fault, not contamination.
Error codes on the controller
Sensor, PCB, or communication fault. Needs diagnosis, not cleaning.
What We Check During Ducted Servicing
We check access, coil condition, and whether a dry clean or chemical jet wash is the right call.
Filter
We get to it via the return air grille or service panel, then rinse it clear, dry, and refit.
Evaporator coil
Dry clean for light buildup. Chemical wash on exposed units with heavier contamination.
Condensate drain
We trace and flush it from the unit to the discharge point before blockages stain the ceiling.
Blower
We get to it via the service panel, with partial disassembly if needed.
Duct connections
We check for leaks or disconnection at the unit. That's a common cause of uneven zone cooling.
Condition check
Coil corrosion, drain pan condition, or motor noise get flagged separately. Nothing's added without approval.
