What ducted servicing covers

Ducted units sit above the ceiling and get reached through a service panel. The coil condition decides the level, a general clean or a chemical steam wash, and the panel decides what's possible. Fully concealed units with no access point get assessed on-site first. Common situations where it fits:

    General servicing every 3 to 6 months, depending on usage and zone load.

  • Uneven cooling across zones

    A dirty coil, blocked blower, or loose duct connection chokes distribution to specific areas.

When ducted servicing isn't suitable

Servicing clears dirt and drainage. It won't fix mechanical faults, and it can't reach units with no access point.

  • Fully concealed unit with no service panel

    Access has to be established first. We assess on-site before any work begins.

  • Not cooling despite a clean system

    Likely a refrigerant or compressor fault, not contamination.

  • Error codes on the controller

    Sensor, PCB, or communication fault. Needs diagnosis, not cleaning.

How a ducted servicing visit works

From your message to a system running clean, here is what happens on the day.

  1. You tell us what's going on

    The unit, the symptom (uneven zone cooling, ceiling staining), and whether there's a service panel to reach it.

  2. We check access first

    Ducted units need a service panel. If yours is fully concealed with no access point, we assess on-site before committing to any work or price.

  3. We assess and confirm the level

    We look at the coil, then pick a general clean or a chemical steam wash. We tell you which before starting.

  4. We service the system

    Filter, coil, condensate drain, blower, and duct connections, to the level it needs.

  5. We confirm and close up

    We check airflow across the zones and drain flow, then refit the panel.

What we clean

We check access, coil condition, and whether a dry clean or a chemical steam wash is the right call.

  • Filter

    We get to it via the return air grille or service panel, then brush and vacuum it clear of dust, and refit.

  • Evaporator coil

    Dry clean for light buildup. Chemical steam wash on exposed units with heavier contamination.

  • Condensate drain

    We trace and flush it from the unit to the discharge point before blockages stain the ceiling.

  • Blower

    We get to it via the service panel, with partial disassembly if needed.

  • Duct connections

    We check for leaks or disconnection at the unit. That's a common cause of uneven zone cooling.

  • Condition check

    Coil corrosion, drain pan condition, or motor noise get flagged separately. Nothing's added without approval.

Coil condition and accessibility decide the service level. For concealed units without a service panel, we assess access before committing to any work or price.

Workmanship warranty

30-day workmanship warranty. If a system we serviced doesn't come up clean, or a problem traces back to the work we did, we come back and the labour is on us, with no second call-out fee.

How do I know if I need general servicing or a chemical steam wash?
You don't decide that. We assess the coil on arrival. Light to moderate buildup, a dry clean handles it. Compacted grime, visible mould, or a smell that persisted after a recent general service, a chemical steam wash is the right level. We tell you which before starting, and nothing is added without your approval.
What if my ducted unit has no service panel?
We assess access on-site before committing to a price. If no panel exists, ceiling work might be needed to reach the unit. We'll spell out the options and quote accordingly before any work begins.
How often should a ducted system be serviced?
Every 3 to 6 months depending on usage. Multi-zone systems or long commercial-hours runs need shorter intervals. Don't let the condensate drain slide.
Why does ducted servicing cost more than wall-mounted?
Ceiling access takes longer to set up, and ducted units take more time to reach and clean. A chemical steam wash adds time for the treatment and flush on top of the standard clean.
