What we were told
All ceiling units in the open-plan area stopped cooling on the same morning. The outdoor plant on the service deck was silent, with no fan and no start attempt. The office had been running long hours through a busy quarter, and the fit-out was original to the tenancy.
What we checked
Two questions had to be answered before any price made sense. First, was the indoor side still good, or would it follow the outdoor unit within a year. Second, could a current condensing unit be matched to indoor units of this age. We checked the indoor coils and drains, tested the pipe run, and then took the model details to the supplier.
The compressor was seized and the outdoor coil had corroded heavily on the sea-facing side.
All indoor coils were clean after a wash, with fan motors and drains working normally.
The pipe run held test pressure with no loss, and a matched condensing unit was still available for these indoor units.
What we found
The outdoor unit had nothing left in it. Salt-laden air off the water had eaten into the coil, and the compressor had gone with it. Everything downstream of it was in a different condition. The indoor units had been serviced on schedule, the pipe run was sound, and the maker still supplies a condensing unit that pairs with these indoor models. That last point is what made a partial replacement defensible rather than a gamble.
What fixed it
We recommended replacing the condensing unit and keeping the indoor side. The saving against a full replacement was substantial, and it came without ceiling work or business downtime beyond a single day. We were direct about the trade-off. The warranty runs on the new unit only, and the indoor units are still on their original clock, so they will come due within the next few years. That is a planned cost, not a surprise.

- A part swap only works if a matched unit is still made for the indoor side. Check that first, before any price is discussed.
