Why commercial aircon faults follow the trading day

A fault that only shows near closing, or only during long sessions, looks intermittent from the front desk. It is not. The timing is the most useful thing you can report, because it points straight at the cause.

A home unit rests. A commercial unit does not

A household system runs in bursts and spends most of the day off. A shop or clinic system runs from opening to closing, six days a week, in a space with constant foot traffic. That difference changes which faults appear and when.

Two things follow from continuous running. Anything that accumulates does so far faster, because fouling tracks the volume of air passing through the coil rather than the months on the calendar. And anything marginal gets exposed, because a fault that hides during a short run has hours to develop during a full trading day.

So the hour a fault appears is diagnostic information. Report it. A unit that drips only near closing and a unit that drips all day have different causes, and the first is far easier to narrow.

The servicing interval is usually inherited, and usually wrong

Most commercial servicing schedules are a residential interval applied to a business. A clinic running open to close puts as much dirt on the fins in a season as a home unit collects in years. Cooling starts slipping well before the next visit is due.

The signal is a bill creeping up while cooling slips down, on a unit that is being serviced on schedule. Nothing has failed. The schedule simply does not match the running hours.

Set the interval from the hours the unit actually runs and the load the space puts on it. In a clinic that means lint and foot traffic; in a shop it may mean door-open heat and street dust. Neither is on a residential checklist.

Faults that arrive through the building, not the unit

Commercial premises share structure with things a home does not. Escalator machinery, street traffic directly below, and neighbouring plant all transmit vibration through the slab into whatever the unit is bolted to.

A ceiling-suspended unit hanging from support rods is particularly exposed, because constant low-level vibration works the rod bolts loose over months. The buzz that results reads as a failing fan from the shop floor, and nothing inside the unit is wrong.

Shared ventilation is the other one. A condenser sitting in a service corridor can be starved of fresh air only during the windows when a shared exhaust fan runs, which produces a shutdown that looks random until someone maps it against the building's schedule.

Access hours shape the work more than the fault does

In a mall or a clinic the binding constraint is often the calendar rather than the ceiling. A tenancy allows a narrow window for noisy work and a booked slot for materials, and neither moves.

That is worth settling before a quote rather than after. Work sequenced around a nightly window takes a different shape from the same work done in a free afternoon, and a plan that ignores it stalls halfway.

For a clinic or a multi-room site, mapping which rooms share a system also decides whether a replacement can be staged room by room or has to happen in one go. Shared systems cannot be split into independent stages, and finding that out mid-project is expensive.
