Why is my aircon getting weaker despite regular servicing?

Servicing on schedule is not the same as servicing enough. A general service cleans what it can reach, on an interval someone picked years ago. Both can be wrong while the receipts look right.

1. Fouling deeper than the service reaches

Cooling that has slipped gradually over years, while every service passed a visual check, usually means the buildup is behind the first few millimetres of fin. A general service cleans filters, the drain pan and the coil face. Scale and biofilm keep compressing inside the fin channels, where a brush cannot reach.

How to tell

This path is buildup you cannot see. Unlike a wrong interval, the servicing frequency is reasonable and the decline is slow. Unlike an airflow fault, the fan is moving air normally and the restriction is inside the coil itself.

  • The coil face looks clean when you shine a light on it.
  • Cooling has slipped gradually over years, not suddenly.
  • Every service has been a general clean, never a chemical wash.
  • The unit takes longer to pull the room down than it used to.

How we confirm it

We assess fin depth and airflow to judge how far the fouling has gone. A chemical wash is advised only where the depth of buildup actually warrants opening the unit.

Another general service is not the fix here. It cleans the same surfaces that are already clean, so you pay twice and the coil keeps closing up behind the face.

2. Service interval keyed to the calendar, not runtime

Fouling tracks how much air passes through the coil, not how many months have passed. A unit running from opening to closing collects in one season what a home unit collects across several years. An interval inherited from a home schedule leaves the coil loaded long before the next visit is due.

How to tell

This path is a scheduling problem rather than a cleaning one. Unlike deep fouling, the coil responds properly when it is cleaned. Instead of degrading over years, the decline repeats inside every service cycle.

  • The unit runs long hours, most days of the week.
  • Cooling drops off well before the next service is due.
  • The space has heavy foot traffic, lint, dust, or cooking air.
  • The interval was set once and never revisited.

How we confirm it

We work out an interval from actual running hours and the air the space carries. The cadence is then set against how fast this coil is measurably loading, not a default schedule.

Buying a bigger service on the same wrong interval misses the cause. The coil is loading faster than the schedule allows, so the cooling still fades before the next visit.

3. Airflow across the coil has dropped

A coil that is only lightly dirty, on a unit that still cools poorly under load, points to air volume rather than fouling. A fan blade that has cracked, warped, or worn out of shape stops pushing a full volume across the coil. The coil is then fine and starved at the same time.

How to tell

This path starves a clean coil. Unlike either fouling path, washing has already been tried recently and made almost no difference. The limit sits in the air being moved rather than in what is stuck to the fins.

  • The coil face is only lightly dirty, not blanketed.
  • Air off the outdoor unit feels weaker than it used to.
  • Cooling is worst under heavy load on hot days.
  • Cleaning has been done recently and changed almost nothing.

How we confirm it

We measure air volume across the coil and inspect the fan blade and motor for wear. The quote follows the part that is limiting airflow rather than the coil.

Cleaning a coil that is already clean does not fix this. If a recent wash changed nothing, another one will not either, and the airflow path needs checking instead.
