What a site survey covers

A site survey scopes the installation before we quote it. We see the space, check pipe routing, electrical capacity, condenser placement, and drainage, then size the system to match, so the quote reflects what the job actually involves, not a template estimate. Common situations where a site survey fits:

  • First-time installation

    Property has no existing aircon. The system needs planning from scratch.

  • Replacement with different capacity or system type

    Piping, electrical, and condenser placement might need changes before the install can be priced.

  • Renovation integration

    Trunking, false ceiling, concealed piping, and contractor timing need planning before work starts.

When a site survey isn't suitable

A site survey scopes a future installation. We don't repair, service, or install anything during the visit.

  • Existing unit has a fault

    On-site inspection is the better starting point. The issue needs diagnosis first.

  • Unit just needs servicing or cleaning

    General servicing is the better starting point.

  • Installation scope is already confirmed

    Move straight to installation once system, route, electrical, and access are agreed.

How a site survey works

The visit takes 30 to 60 minutes, depending on the number of rooms and layout complexity.

  1. Describe what you need

    Tell us how many rooms, any layout changes planned, and whether you have a system type in mind.

  2. We assess the space

    Room measurements, ceiling check, window orientation, electrical panel review, condenser placement, and piping route mapping.

  3. We explain the options

    System type, capacity per room, brand options, piping approach, and anything that shifts the cost, like electrical upgrades or trunking.

  4. You receive a quote

    A detailed quote covering units, piping, electrical, brackets, and labour. The $30 survey fee is rebated if you proceed with the install.

What we assess

The survey turns layout unknowns into an installation scope. It's planning and quoting work, not the install itself.

  • Room sizing

    We use floor area, ceiling height, window exposure, and heat load to estimate the BTU capacity each room needs.

  • Condenser placement

    Outdoor unit location, mounting method, ventilation, drainage, and building access constraints.

  • Piping and drainage route

    Distance, bends, wall penetrations, trunking path, concealed work, gravity drainage, or pump-assisted discharge.

  • Electrical requirement

    Dedicated circuit availability, DB board capacity, isolator position, and whether wiring upgrades are likely.
