8 first-year BTO aircon faults the installer should check
A first-year BTO aircon fault should start with installation verification, not automatic blame or another routine service. Record the affected rooms, timing and prior work, then ask the installer to test the relevant setup path.

Which first-year patterns point back to installation verification?
Eight patterns deserve an installer-led check: wrong control setup, crossed zone wiring, incomplete refrigerant charge, poor line preparation, drainage fall, loose support, shared electrical faults and a sizing or placement mismatch.
The timing creates a useful starting point, not proof of installer fault. Usage, blocked filters, later renovation work and unrelated component failure can produce similar symptoms.

What should the installer check for each fault?
Each check should follow the pattern that was observed. Repeating a general service does not verify wiring, refrigerant work, drainage fall or system sizing.
1. Controls were left in the wrong setup
A new system that cycles oddly from first use may have an operating mode, schedule or controller setting left from commissioning. The installer should confirm the mode and sensor response before opening a parts diagnosis.
An energy saving mode left on aircon case shows how setup can cap operation without a defective unit. It does not mean every short cycle is a settings issue.
2. Zone wiring was mapped incorrectly
If one remote starts another room or cooling depends on which room starts first, the installer should trace the indoor-to-outdoor connections. The visible unit may be healthy while the mapping is wrong.
Signal wire pairs swapped is a direct installation pattern. Wiring covers and live electrical points remain technician work.
3. Refrigerant charge did not match the installed route
A system that was never cold deserves a check against the actual pipe run and model installation requirements. Adding refrigerant without reconciling that route does not explain why the initial setup was short.
Undercharged for pipe run is a case finding, not a rule that every new weak system needs gas. Leak checks and airflow still need to be separated.
4. The line was not prepared correctly before charging
If correcting the charge does not restore performance, the installer should review the documented line-preparation and commissioning path. A top-up alone cannot remove trapped air or moisture.
A line not vacuumed before charging case supports checking the installation sequence. It does not provide a homeowner test or prove what happened without service records and on-site diagnosis.
5. Drainage only fails under heavier condensate
A new unit can remain dry during a short demonstration, then drip during longer humid use. The installer should check level, drain fall, joint seating and the outlet rather than flushing the line by default.
A new aircon drips only in humid weather case traced to mounting tilt. The same timing can also come from other drainage restrictions.
6. Outdoor support was not secured or levelled
Rocking, a changing rattle or visible movement from startup should return to the installation team. The base, fasteners, rubber support and surrounding clearance need inspection before an internal fault is assumed.
A bracket not tightened at install case supports checking fastening. BCA's exterior-support requirements mean this is not an owner adjustment.
7. A shared electrical or communication path is unstable
When several rooms error or trip together, the installer should start with what they share. That includes outdoor-side communication, power and terminations.
EMA requires a Licensed Electrical Worker to carry out or supervise electrical wiring work. This rule covers the electrical work. It does not cover every other aircon check.
8. The quoted capacity or placement does not match real use
A system may pass with one room running but struggle when several rooms run together. Ask the installer to check the models, room loads, outdoor placement and the use agreed in the quote.
An outdoor unit undersized for indoor load case shows why nameplates and load pattern matter. It does not create a universal sizing answer for another flat.
Does HDB's first-year defect period cover the aircon installation?
HDB provides a one-year Defects Liability Period for imperfections or defects in a new flat. A privately supplied aircon system has its own product and workmanship terms, so the HDB period should not be described as a blanket aircon warranty.
Keep the aircon quotation, model records, product warranty, workmanship terms and installation report. Form AC-02 records the HDB aircon installation; it does not guarantee cooling performance or assign responsibility for every later fault.

What does first-year timing not prove?
It does not prove who caused the fault. It also does not clear maintenance, later works, user settings or an independent component failure.
Use the timing to choose the first verification path. Responsibility follows from the confirmed cause and the applicable warranty terms, not from the age of the installation alone.
- Record which rooms are affected and whether the fault has existed since installation.
- Ask what test supports the installer's conclusion before approving new scope.
- Do not perform live electrical, refrigerant or exterior-support checks yourself.
