Why a room keeps failing, and how we stop it
A room that fails again after a clean usually has a cause that cleaning does not reach. These are the patterns we see most often in rented rooms:
Leaking again weeks after a clean
A drain run that sags or a joint that has opened lets water collect. Clearing the drain again does not hold; regrading the run or remaking the joint does.
Gas topped up twice in a few months
Refrigerant does not get used up. A second top-up means a slow leak, so we find the leak and repair it rather than refill the system.
One room warm, the others fine
A fouled coil can look like low gas. We measure before recommending gas, so the room gets the fix it needs and not a refill it does not.
How a yearly contract works for a co-living portfolio
A contract is optional. It puts every room on a schedule and adds four terms that matter when you run many rooms.
You send us the portfolio
Properties, rooms or units per property, unit types and your current servicing arrangement.
We propose a schedule and quote it
A frequency per property, every 2, 3, 4 or 6 months, priced at the same per-unit rates as an ad-hoc booking.
You pay the year upfront
Your rates are then locked for 12 months, and the visits are used within the year.
We service every room on schedule
One team works through the properties on the agreed dates, and any unit that needs more than a clean is flagged and quoted on its own.
A faulty room gets priority
When you tell us a room has a fault, contract units get the next available repair slot, and the diagnostic visit is free.
What the yearly contract includes
Paying the year upfront, at the same per-unit rates, brings these terms for every unit under contract:

The year's visits are paid when the contract starts, at the normal per-unit rates.
Rates locked for 12 months
No price increase during the contract year.
Priority repair booking
A contract unit with a fault gets the next available repair slot, ahead of new ad-hoc bookings.
Free diagnostic visits on contract units
The diagnostic visit is not charged on a contract unit, whether or not you go ahead with the work.
Unused visits refunded
If you cancel, prepaid visits you have not used are refunded.
What co-living servicing costs
Rates are flat and published. Per-unit rates are the same whether you book ad-hoc or on a yearly contract, and the only discount is for multiple units.
Servicing is priced per unit
The rate depends on the unit type: wall-mounted, ceiling cassette or ducted.
Repairs are quoted after diagnosis
We find the cause first and quote the fix before any work starts.
Building-wide systems
VRV systems and larger ducted installations serving a whole building are scoped per site.
Quoted per job
Send the system type and unit count, and we quote after reviewing the site.
